Feasibility Study

A Feasibility Study is a comprehensive approach that is used to analyze the operational and economic impact that would result from the creation and operation of a new facility.

Feasibility Study Objectives:

  • Who are the potential user groups?
  • What amenities would enhance positive cashflow?
  • How will the facility impact other facility operations?
  • What is the cost of management requirements?
  • What is the construction cost?
  • What is the financial commitment to operations?

The Reality Check - Understanding Local Conditions. We gather information through one-on-one interviews and group meetings with decision makers and potential users in the community. We present national trends and future expectations to develop a foundation for project leaders and to help define the needs and desires of the stakeholders. Our analysis also includes demographic trends: age distribution, income and housing characteristics, population shifts and availability of discretionary income.

We Listen Carefully To The "Voice of Your User" - All aquatic facilities are extensions of the people who use them. Communities and quite frequently, aquatic facilities have to function as part of a larger plan that may include gymnasiums, cardiovascular and strength training areas, aerobic and dance rooms, rock-climbing walls, suspended jogging tracks, gymnastics, community rooms, childcare centers, kid fit areas, locker rooms and concession operations. (SEE OUR DREAM TEAM CONCEPT)

Indoor or outdoor aquatic facilities may showcase leisure pools, competitive venues, therapy waters, training facilities or even wave pools! Recurring revenue from frequency of visits is often a function of the variety of wet and dry features that increase attendance and participation, making memorable recreation experiences rewarding for the entire family.

Concept Assessment - We help take the vision of your facility into a space program that meets the needs of your unique market. Visioning is an important phase of the entire process as the facility cost analysis is specific to the proposed spaces to meet the needs and desires of the community. This stage includes our extensive expertise and experience-based opinions for estimated direct and indirect project costs.

Financial Modeling - We can even assist in the creation of a financial pro forma for a facility and consider all probable expenses and revenues. This financial model is of incalculable value to make knowledgeable and informed decisions before proceeding into the design phase. The financial performance of your envisioned facility is developed through an exhaustive Expense and Revenue Analysis. Your recurring revenue and expenses are projected through the first five years of operation.

Armed with this thorough and realistic analysis, you can begin design work with the confidence that there will be impressive results in a fun and exciting center that enriches the entire community.
